What is Seven07?
Seven07 is a modern student housing community designed to provide
comfortable and convenient living for UIUC students.
Where is Seven07 located?
Seven07 is conveniently located at 707 S 4th Street, just [distance] from the
UIUC campus.
What types of apartments do you offer?
We offer a variety of floor plans, including studio, 1-bedroom- 1 bathroom,
2-bedroom – 2 bathroom, 3-bedroom – 3 bathroom, 4-bedroom – 2 bathroom and
4 bedroom – 4 bathroom apartments.
Is Seven07 pet-friendly?
Yes. There are restricted breeds and sizes. There is $300.00 one time pet
fee. The pet rent is $25.00 per month.
What amenities are included at Seven07?
Seven07 offers a range of amenities, including fitness center, pool, study
rooms, clubhouse, high-speed internet, in-unit laundry and coffee bar.
Is parking available?
Yes, we offer garage parking. Parking is available for $150.00 per month. Limit
one car per resident.

Leasing & Application
How do I apply for an apartment?
You can apply online through our website’s “Apply Now” section.
What is the application and administration fee?
The application fee is $50.00 and administration fee is $150.00.
Do I need a guarantor?
A guarantor may be required if you do not meet our income or credit
requirements.
What is the lease term?
Our lease terms are 12 month leases. Please refer to the “Apply Now” to
review the leasing dates.
When is rent due?
Rent is due on the 1st of each month.
What payment methods do you accept?
We accept online payments through your resident portal or personal
check/money order at the leasing office.
What is included in the rent?
Rent includes high speed internet, gas and trash removal.
What utilities am I responsible for?
Residents are responsible for electricity and water
What is your policy on subleasing?
We do not offer subleasing.
What is your policy on reletting?
Please refer to our FAQ for the relet process.
When can I move in?
Move-in dates are based on the leasing year. You can find the move-in dates
on our website for the leasing year. Each year the move-in and move-out date
changes.
What should I bring when I move in?
The unit is fully furnished with a bed, dresser, desk and chair. The common
areas have a couch, coffee table, TV, TV stand, bar stools, fully equipped kitchen
appliances and in-unit washer and dryer. You are responsible for bringing all of
your personal items, bedding, kitchen items, etc.
How do I submit a maintenance request?
You can submit a maintenance request online through our resident portal or by
contacting the office.
Are there any community events?
Yes, we host regular community events for our residents.

What is your policy on roommate matching?
We utilize a platform called Roomsync to allow future residents to
communicate with other future residents who are living in the same floor plan.
